GENERAL INFORMATIONS

The aim of the developer was to completely renew the property in the highest quality as possible in line with the latest interior design and by implementing only top-quality brands, materials and systems.

The property which is located on the 3 rd Level of a condominium known as Bahia de Velerin. It consists of two levels: the apartment level and the panorama wellness roof terrace.

The building is equipped with elevator operating from the parking level to the property.

There are 3 bedrooms (Small, Golden, Black) and 1 Leisure room on the rooftop with 4 bathrooms, entrance hall, living room, kitchen, dining area and panorama balcony with external stair to the roof terrace located on the apartment level.


The panorama wellness roof terrace (with jacuzzi, sauna and BBQ) has an open area and a panorama leisure room equipped with design shower and toilette.


There is a brand new internal “floating stair” with automatic glazed openable roof built between the apartment and the roof level.

The architectural style of the apartment is modern, but on the roof terrace, as it is partly open, the existing “South Mediterranean - Andalusian – North African” design was followed.

Underground lockable storage and private parking also belong to the property.

The condominium has a fully maintained tropical garden with a lake, private swimming pool with a pool bar and direct access to the beach.

FOUNDATION AND LOAD-BEARING STRUCTURE

The main load-bearing structure of the building remained as it was originally built in 2009. The condition of the reinforced concrete frame was good, no cracks or other damages were observed before and during the construction. The original structural design was available and formed the basis of the new design. There was personal consultancy with the original design team. The new layout concept required structural modification of the existing reinforced concrete slab for the new stair. A cca 1,00 x 2,70 m hole needed to be cut. Detailed structural calculation was made by a local engineer who regularly supervised the construction. The necessary building permit was obtained from the local building authority. Pillars were not modified.

FAÇADE

As the building architecture is protected, only the original colour, surface and style could be followed. The external surfaces are re-painted in light beige weatherproof paint, the wooden structures are painted in “walnut” UV protected varnish.

EXTERNAL WINDOWS AND DOORS

All the external doors and windows are replaced to new high thermal and sound insulated products with triple glazing. Windows are equipped with motorised shutters.

MAIN WALLS AND PARTITIONS

The original partitions of the building are made of ceramic brick, the new partitions are sound-proof Ytong walls. The main walls were not touched.

ROOF

The wooden structure roof of terrace building is covered with Mediterranean style ceramic roof tile, which was renewed as needed.

WATER SUPPLY, CANALISATION

Totally new 5-layer pipeline system is installed in the property. 300 litres hot water tank is located in the underground level, new 2-pipe hot water circulation system provide the immediate availability of the hot water at any locations. The whole sewage system was replaced by PVC system.

SANITARYWARE AND KITCHEN EQUIPMENTS

Latest top-quality models of VILLEROY & BOCH, LAUFEN toilets and washbasins, and HANSGROHE AXOR taps and showers are installed. The kitchen is equipped with MIELE, BOSCH and NEFF brands.

HEATING - COOLING

Latest model Hitachi heat-pump, multi-zone heating and cooling system is installed. The main circuit, where one external unit supplies four sub-systems (ceiling fan-coils) in the apartment (small room, living room, golden room and black room). The roof terrace area has its own split system. Each air conditioning fan coil is operated with remote controls. In order to temper the floor, 80 W/m2 electric floor heating system is installed under the floor tile, which is operated by wall thermostats. Both the air conditioning and floor heating system can be operated remotely by mobile apps.

ELECTRICITY

The entire cabling system of the property has been replaced by a totally new system, including the switch board. 3x50 Amper power supply is provided, the new main switch board is located at the entrance hall. Maximum number of circuit breakers provide the separation, grounding and separate FI-ralays are installed.

SMART HOME

There is a smart home setup where various systems and devices are interconnected through a Wi-Fi network, allowing you to control them remotely via a smartphone application.

Cooling and Heating Networks: These are likely smart thermostats or HVAC systems that can be adjusted remotely. You can control the temperature settings, set schedules, and possibly monitor energy usage through the phone app.

Electric Car Charger: There is a smart electric vehicle (EV) charger that can be controlled via the app. Features include starting or stopping the charge, monitoring the charging status, and setting charging schedules to take advantage of off-peak electricity rates.

Motorized Shading System: Smart blinds or shades that can be controlled via the app. You can open, close, or adjust them to specific positions, even setting them to respond automatically to the time of day or sunlight levels.

INTERNET AND TV ACCESS

High-speed optic cable provided by the local service provider company. The switch is located in the cabinet of the entrance hall. Wifi hotspot amplifier system is installed (3 pcs hotspots: 1. Flat, 2. Parking area, 3. Roof terrace) in order to provide the same quality internet accessibility in the entire property. All the TV locations and the workbenches are accessed with cable LAN internet connections (7 locations). All bedrooms, the living room, the leisure room and the roof terrace (next to the jacuzzi) are equipped with TV and sound system, which are BOSE, SONY and SAMSUNG models.

CAR CHARGER

7-22 kW intelligent electric car charger (operated via app or card) is installed to the car park.

LIGHTING

Decorative design lighting fixtures and LED lighting design elements are installed in the property.

SAFETY

The condominium has a 24 hour security system and access control in the gate house, but in addition to this, a camera and security burglar alarm system is installed (door/window opening and moving sensors) into the property.

FLOORING AND WALL TILES

High quality decorative gres tile in line with the latest design brands (120x120 cm on the floor and 60x30 cm on the wall).

CEILINGS

Design gypsum board ceiling was built in the entire flat.

WALL PAINT, FINISHES AND DÉCOR ELEMENTS

White paint on the walls and ceilings and high-quality decorative design wallpaper cover. In the bedrooms and in the living room decorative, unique design wall panels with led lighting are installed. Matt black, gold and natural oak colours dominate the interior design.

JACUZZI

The latest top quality VILLEROY & BOCH (6-person) jacuzzi has been installed to the roof terrace.

INTERIOR CARPENTRY AND EQUIPMENTS

The property is fully furnished in line with the latest, unique interior design. Furniture and internal doors are all made of high quality lacquered natural oak wood laminates and matt black laminated MDF/HDF boards by Rehau. Soft closing hinges are all provided by Blum. Countertop and the bar table is made of natural black galaxy marble. The brand of the built-in kitchen equipment is NEFF (cooktop, oven, microwave, fridge, dishwasher and coffee machine). There is a separate laundry cabinet with storage, and Miele washing machine and drier.

EXTRAS

Sauna for 4 persons with outside shower, Villeroy& Boch jacuzzi, and a fully equipped BBQ area are located on the roof wellness terrace.
